Questions buyers ask before they reserve

1. What is Adun City?

Adun City is a planned residential development within the Ibeju-Lekki growth corridor of Lagos State. The development is being designed as a structured community with residential neighbourhoods, supporting infrastructure, open spaces and other complementary uses in accordance with the estate master plan and applicable government planning requirements. Future phases may also include commercial, mixed-use and community infrastructure components.

2. Where is Adun City located?

Adun City is located within the Ibeju-Lekki axis of Lagos State, within the wider Lekki growth corridor. The area continues to attract significant residential, commercial and infrastructure development, making it an important emerging part of Lagos.

3. What title does the land have?

The land on which Adun City is situated falls within the Lagos State Labour City Scheme. The title and allocation process is progressing directly with the relevant Lagos State Government authorities, including the New Towns Development Authority (NTDA), in connection with the Labour City Scheme. Propitix has completed a registered survey and is working through the applicable government allocation, regularisation, planning and title documentation processes for the development. Purchasers may request to inspect available project and title documentation as part of their due diligence. Government processing timelines are determined by the relevant authorities and may therefore be subject to changes or delays outside the direct control of Propitix.

4. Can I choose the location of my plot within Adun City?

Yes, subject to availability and the estate master plan. Purchasers will be shown the Adun City master plan, including the sections currently released and available for sale. You are free to select your preferred plot from the available plots within the sections currently open for sale. Your selection will then be confirmed by Propitix based on current availability. Some areas of the master plan may be reserved for future phases, infrastructure, roads, utilities, open spaces, commercial uses or other designated purposes and may not be available for selection.

5. When is a plot considered reserved or allocated to me?

A plot is considered reserved once the required initial payment has been received and the reservation has been confirmed by Propitix. Final allocation will be carried out in accordance with the estate master plan, plot availability and the purchaser's compliance with the agreed payment terms. Where a purchaser fails to meet agreed payment obligations, Propitix may, subject to the applicable purchase agreement, reallocate the reserved plot or offer an alternative available plot.

6. Can I buy multiple plots in Adun City?

Yes. Purchasers may acquire more than one plot, subject to availability within the sections of the estate currently released for sale. Where adjoining plots are required, buyers are encouraged to indicate this at the point of purchase so that available options can be presented.

7. Can I buy land to create my own mini estate within Adun City?

Yes. Adun City allows qualifying purchasers and developers to acquire land for the development of a private mini estate or sub-estate within the wider Adun City development. A minimum land purchase of **2 acres** is required for a mini estate, subject to availability and the applicable development guidelines provided by the central Adun City Management. The location of the proposed mini estate will be selected from areas of the master plan designated and available for this type of development. The mini estate will remain part of the wider Adun City development and will therefore be required to comply with applicable planning, infrastructure, access and community standards.

8. Can I design my mini estate myself?

Yes, subject to agreed development guidelines and government approvals. Purchasers acquiring at least 2 acres for a mini estate will have greater flexibility in developing the architectural identity, housing types and internal layout of their sub-estate. Propitix and the purchaser/developer will work together to mutually agree the architectural and development concept so that it complements the wider Adun City master plan. The final design will also be subject to applicable planning requirements and approvals from the relevant Lagos State Government authorities.

9. Can I build any type of house or structure on my plot?

Not entirely. Development within Adun City must follow the applicable estate development guidelines and government planning requirements. For individual plots within the central Adun City estate, buildings must conform to the approved estate layout, designated land use and development guidelines applicable to that part of the estate. For purchasers developing their own mini estates, there is greater design flexibility, with the architectural concept mutually agreed between the developer and Adun City Management. In all cases, development remains subject to applicable Lagos State Government planning and building approvals.

10. What plot sizes are available?

Adun City offers different plot sizes depending on the section of the estate and current availability. Standard plot offerings may include: - **300 sqm** - **500 sqm** - **1,000 sqm** Larger land requirements can also be considered, including acquisitions of **2 acres or more for qualifying mini-estate developments**, subject to availability and development guidelines. Exact plot dimensions and boundaries will be confirmed through the applicable survey and allocation documentation.

11. Are the advertised plot dimensions guaranteed?

Plot dimensions shown in marketing materials represent the intended plot sizes based on the estate layout and survey information. Final dimensions and boundaries are subject to survey confirmation, road alignment, planning requirements and the final estate layout. Minor adjustments may therefore occur where required by survey, planning or infrastructure considerations.

12. Are instalment payment plans available?

Yes. Adun City offers flexible instalment payment plans of **up to 18 months**, depending on the property offering and terms available at the time of purchase. The currently available payment options are displayed on the relevant property purchase page. Purchasers should also confirm the applicable payment plan with the Propitix representative assisting them before completing their purchase. Purchasers using an instalment plan are expected to make payments according to the agreed schedule. A grace period of thirty (30) days may apply to a missed instalment. Where a purchaser remains in default after the applicable grace period, Propitix may, in accordance with the purchase agreement, restructure the payment arrangement, reallocate the reserved plot or offer another suitable arrangement.

13. Are there any additional costs apart from the purchase price?

Yes. **Survey and development fees are payable separately from the purchase price.** For certain sales or promotional offers, the purchase price may include the **Deed**. This is offer-specific and does not apply automatically to every purchase. Purchasers should therefore confirm with the Propitix representative assisting them whether the Deed is included in their particular offer and what additional fees apply before completing the purchase. Any applicable fees will be clearly communicated to the purchaser.

14. Can I resell or transfer my plot to someone else?

Yes. A purchaser may resell, assign or transfer their interest in a plot, subject to compliance with the applicable purchase documentation and Propitix's ownership-transfer procedures. Applicable transfer or administrative charges may apply. Purchasers should contact Propitix before completing a transfer so that the estate's ownership records can be properly updated.

15. What happens if I decide to cancel my purchase?

Where a purchaser voluntarily withdraws after making payment, any refund or credit will be handled in accordance with the purchase agreement applicable to that transaction. Applicable administrative or transaction costs may be deducted, and in some circumstances a replacement purchaser may be required. Purchasers should therefore review the applicable cancellation and refund terms before making payment.

16. Can I conduct my own due diligence before purchasing?

Yes, and purchasers are encouraged to do so. You may engage your own lawyer, surveyor or other professional adviser to independently review the transaction before purchasing. Relevant project documentation available for inspection may be provided upon request.

17. Can I visit and inspect Adun City before buying?

Yes. Prospective purchasers are encouraged to inspect Adun City and understand its location, surroundings and development plans before completing their purchase. Site inspections can be arranged through Propitix or an authorised Propitix representative.

18. How will roads, infrastructure and other parts of the estate be managed?

Adun City will be developed in accordance with its master plan and applicable engineering, planning and government requirements. As development progresses, road alignments, drainage, utility corridors, open spaces and other infrastructure components may be refined where necessary to accommodate engineering requirements or approvals from the relevant authorities. Any such adjustments will be implemented with consideration for the overall development and the ownership rights of purchasers.

19. Who controls development standards within Adun City?

The central Adun City Management will establish and administer estate-wide development guidelines covering planning, architectural standards, infrastructure, access, common areas and community management. Individual homeowners within the central estate will be required to comply with the guidelines applicable to their respective sections. Mini estates and sub-estates will have greater design flexibility, but their development concepts must be mutually agreed with Adun City Management and remain consistent with the wider master plan and applicable government approvals.

20. Where should I make payment for my Adun City purchase?

21. What happens if government approvals or processes take longer than expected?

Government allocation, planning approval, title processing, registration and other regulatory processes are handled by the relevant government authorities and their timelines may change. Propitix will continue to take commercially reasonable steps to progress the required processes and provide material updates to purchasers where appropriate. Timelines may also be affected by government actions, regulatory changes or other circumstances outside Propitix's reasonable control.

22. How do I know which part of Adun City is currently available for purchase?

Propitix will present the Adun City master plan showing the wider development and the sections currently released for sale. You will be able to see the available sections and select your preferred plot from the available free plots within those sections. Availability changes as plots are reserved and sold, so a particular plot is only secured after the applicable initial payment has been received and the reservation has been formally confirmed by Propitix.

23. What documents will I receive after purchasing?

The documentation issued will depend on the stage of the transaction, payment status and the particular offer under which the property was purchased. Purchasers will receive the relevant transaction and allocation documentation applicable to their purchase. Where a **Deed is included as part of a particular sales offer or promotion**, this will be communicated to the purchaser. Buyers should confirm with the Propitix representative assisting them whether their specific purchase qualifies for an included Deed.

24. How do I get more information before purchasing?

You can speak directly with the Propitix team or an authorised Propitix representative to discuss available plots, current pricing, payment plans, the master plan, mini-estate opportunities, documentation and site inspections. Before making payment, purchasers are encouraged to confirm the specific terms of the property offer, including the applicable payment plan, additional fees and whether the Deed is included in their purchase.
